Hello. I am Kathy Persha….And I am the President and
founder of Kaper Properties. I began this
company as a hobby but quickly decided to make it a full-time occupation
because I like working with people. People like you. For
me it really is all about people who have problems buying or selling their
homes. This may sound corny to
some of you and you’re probably thinking here is just another investor who
wants to make money. Sure I do! Who doesn’t want to make money? But Kaper
Properties is about much more than making money. More Than Just The MoneyPerhaps you can imagine for the
moment the joy that I felt recently when I handed over the keys for a
wonderful home to a young woman who was starting a new life for herself and
her children after leaving an abusive husband. This woman could not buy a home with conventional financing. No
one at the bank would consider her much of a credit risk. On her own without
much help all she could really consider was renting a small place in an area
of town that was inconvenient for her young family. |
Thru a Lease Option PlanShe was able to lease a house from me while I have a mortgage broker work with her to purchase that house within the next 24 months. It is such a good feeling to help someone buy that first house. What is a Lease Option anyway?Often I am asked that question. Perhaps you are asking it as you read this. Let me divert for a moment and explain it then. A Lease Option is an exclusive right to purchase a property at a predetermined price within a set period of time. Until you exercise that right to purchase, you lease the property with a certain portion of your lease payment being applied to the purchase price. The purpose of a lease option is to help you get a home of your own. Southeastern MichiganI grew up right here in Southeastern Michigan where I attended Our Lady of Lourdes High School and later earned a B.S. in Mathematics from Oakland University in Rochester, Mi. My employment includes Household Finance and Chrysler Corp where I worked in Personnel for 10 years after which I joined my husbands business, Bcc, Inc. as the treasurer of his computer software and service company. We have three grown children (a son and two daughters) and reside in Oakland County. The ChallengeI consider my new business a great challenge and a fine opportunity to help people. I purchase houses to help sellers in difficult situations. I have worked with people in foreclosure, people who were transferred out of state, people facing medical problems. I work hard trying to create a situation in which both parties can benefit from the transaction.
